123: 10 Steps to Buying a Great Home

Is NOW the time to buy a home? Is it the RIGHT time for YOU? Whether it’s now or in the future.. here are the 10 steps to buying a great home:

  1. Save for the down payment

  2. Know your credit score!

  3. Find the RIGHT real estate agent

    1. The RIGHT one is going to support you, teach you and give you all the things to succeed in today’s real estate market. 

  4. Get Pre-approved -> Work with a lender that is equally amazing as your real estate agent and will support YOU in this process. ✅

  5. NOW it’s time to start the fun part! Time to start shopping-> not sure which one to buy? That is exactly where your agent comes in. They are another set of eyes and point out things that they see that could potentially be a problem in the future. They are there to walk through it all with you. 

    1. Look at your potential house with the mentality of looking toward the future. 

    2. Don’t look at more than 6 houses in one day. 

    3. Go online and have a list of homes and disqualify homes that don’t check your boxes you WANT in a home. 

  6. Make/ Write an offer 💰

    If the offer is not accepted - don’t be discouraged

  7. Get the home inspection 🏡

    1. This is where you will also have additional inspections such as an HVAC, plumber, electrical ect. 

    2. Address all the areas that needs attention.

  8. Get an appraisal -> buyer pays for this step. ( Through the lender )

    1. Mutual party in the transaction and give THEIR specific value that they believe your home is worth. It could be more or less that what your offer is. ( If it is less than your offer, the transaction goes back into negotiation ) 

      NOTE: an Appraisal is not shared with the seller unless the buyer agrees to it. It is strictly for the buyer and lender 

  9. Close of the sale -> paid fees, signed all documents. Ect. 

  10. Move into your HOME SWEET HOME

REMEMBER: Don’t buy into what the world says about  how owning a home is so expensive. Yes it is, but it is still something YOU CAN do!
