124: Living with your HOA and Community With Jonathan Cayton

A homeowner association (HOA): is an organization in a subdivision, planned community that makes and enforces rules for the properties and residents.

Here’s the thing; HOA communities (as long as they are being managed PROPERLY) has LOADS of benefits for your community. HOA has become this default model of communities, but they also have a tremendous amount of amenities such as parks, pools, hiking trails and so much more. HOA communities if you didn’t know are controlled by a small group of people also known as the board of directors.

There are typically 2 types of HOA

  1. VERY involved

  2. Take on more of a laissez faire approach. They don’t want to necessarily get involved ESPECIALLY with neighbor disputes.

So some tips of navigating a property with an HOA community. LOOK AT THOSE HOA DOCUMENTS! Just to get an idea of what exactly you are getting into. Every HOA is different.

It also would not be a bad idea to request past minutes from the last 12 months of meetings to see what has been going on in your community, the type of disputes and how they are being handled.
