Mindset check. Are you feeling discouraged by the real estate market? Buyers-Sellers-Agents, we know it's tough out there. Let us give you a big verbal hug of motivation, support, and love as you move forward.

The Question: How do you push through?

Inventory is at a record low according to the National Association of Realtors.

Inventory in December totaled 1.7 million units, down 16.4% from November, and down 23% from one year before at 1.3 million.

But even with love inventory. Our buyers are still closing on houses. It's tough but it's possible.

What are our thoughts on where things are going?

We're staying optimistic.

With the COVID-19 Vaccine distributing more and more confidence is coming back. Older generations will begin to feel more comfortable moving and allowing people into their homes for the selling process.

When the market competition is tough what do you do?

Our recent listing in Ontario went under contract quickly. At Lori Alvarez and Team, we have a system of being listed on Thursday, Showings on Saturday and Sunday, closed doors on Monday. in one cycle of that, one weekend, there were over 44 different showings of that property. And we had about 34+ written offers on the home—with an accepted offer of about $45,000 over the asking price.
As an agent, how do you handle that?

How to handle busy days?

You're busy reviewing those offers, writing counteroffers, communicating back and forth with the agents, buyers, and your client.

Communicate strong and communicate well so that all those agents communicating with all the buyers and sellers get all the information that's necessary so that everyone feels they've been validated in the transaction.

When the market feels slow and you have no listings and your buyers can't seem to get an offer accepted, it's humbling. Because it means you need to think differently. Dig deeper.

Stay strong. Be encouraged. This is your opportunity to rise up and say, "how do I do this? and how do I do this better?"

Buyers.

If you're discouraged, change your mindset.

You can do this. You can make it happen.

Partner yourself with strong mindsets. Find an agent, find friends who have a strong mindset to make it happen with you.

There are creative methods to make it happen and when you find someone who will work hard for you, there's nothing you can't do together.

The right house will come your way. Trust in the big man upstairs. If you didn't get that home, there's a reason. Trust it.

Door after door you will get there. Home after home you will find it.

Tips for you Buyers Agents out there.

How do you get a hold of a listing agent?

Here's what Amy Cruz does.

  1. Don't keep calling and calling and push them into ignoring you.

  2. Start with a text. Can I call you? Are you available to talk with me now?

  3. Send a follow-up text.

  4. Wait for them to respond.

  5. When they do respond with "yes", call them immediately.

Remember, these agents probably have their phone ringing off the hook. Buyers are calling. Agents are calling. Voicemail gets full. Their client is calling. Escrow and title are calling.

Agents.

Keep a positive mindset. Do your best. This industry is tough. Keep yourself healthy and balanced. You're taking in a lot of emotions, a lot of conversations, and heavy decisions. Stay professional. Keep between the lines of emotion, and moving the transactions forward.

It isn't about you. It's not about your ego.

It's about maintaining a sense of ownership and pride and integrity in the transaction.

Speak lovingly to yourself.

Go out there and rock it.
